HOME INSPECTION:

The basic home inspection will include a visual inspection of the structure(s) and its major components. A professional inspection will normally take two to three hours depending on the size and condition of the property. You should attend the inspection, as it is a great learning experience and a good opportunity to get to know the house.

Septic Dye Testing

The septic dye test is used to determine that a private sewage disposal system is performing properly. Both black and gray water drains are tested with different color dyes, using several gallons of water. The grounds and leaching field are then inspected for dye surfacing and effluent breakout and/or backup.

Well recovery/water quality

The analysis of the test will show the water pressure (PSI), the gallons per a minute (GPM), and the ability of the well to produce the amount of water necessary for daily consumption of an average family. A water sample is taken to a state certified lab for testing of bacteria (coliforms/e-coli).

Mold Sampling

The structure(s) are visually inspected for water penetration, moisture sources or visible mold. Air samples are obtained from the interior and the exterior of the home. Any visible mold is tested using a swab. The samples are sent to an accredited laboratory. The resulting report lists the type and amount of mold and if any action is necessary.

Radon Testing

The Surgeon General and the EPA recommends that all homes be tested. We are a Pennsylvania Department of Environmental Protection certified radon testing company using the E-perm system, the most accurate short term system with results available in 48 hours.

Pest Inspection

A visual inspection of accessible areas for active or evidence of past or present infestation of wood destroying insects to include termites, carpenter ants and carpenter bees and wood boring beetles by one of our fully certified State Licensed Pest Inspectors.  An NPMA-33 inspection report is issued with the findings of the report. 

Environmental Report

An Environmental Report will identify any reported environmental concerns within a 300 foot radius of the property.  The report searches local, state and federal databases for any reported environmental hazards.

Pre-Listing Inspections for Sellers

When selling a home, studies show that you can save up to 50% of the repair cost by identifying the defects prior to the buyer.  We conduct the inspection, identify any defects and supply a comprehensive report. You offer this inspection report to the buyer.  The buyer then retains our services for a reduced fee to walk them through the home and the inspection report.  This saves you the stress and hassle of having a different inspection company evaluate your home.
